Good morning!

Friends, you may have noticed this week's Making Waves didn't land in your inbox on schedule and I promise, it's the best excuse I've ever had. I've been in Augusta all week, where our family grew by one on Monday afternoon. Scroll down to the Editor's Pick to meet her properly.

In the meantime, Lake Country hasn't slowed down a bit. There's design to discover downtown Greensboro, tiles clacking at Higher Ground, music coming to Main Street, and a save-the-date you'll want inked on the calendar in red, white, and blue. Let's get to it.

💛 Holly

Making Waves is brought to us by Nick Montgomery of Keller Williams Lake Oconee and this week he's got something you don't see often on Sinclair: two waterfront lots sold together.

120 Edith Lane in Eatonton spans more than two acres across two separate lakefront lots, with roughly 250 feet of shoreline (200+ feet pin-to-pin). That setup opens up real options: remodel the existing home, build something bigger across both lots, or hold the second lot for down the road.

The home itself is a modified A-frame with vaulted ceilings, custom wood beams, and an open kitchen flowing into the main living space. The primary suite has its own sitting area and a private porch, and a spiral staircase leads down to a fully finished walk-out basement with a second living area, sunroom, bedroom, and full bath. Outside, there's a detached shop, a carport with an outdoor half-bath (no wet feet through the house after a lake day), and a standalone "library" building that would make a great office or studio.

The lot is flat and level all the way to the water, where a private boathouse and flag dock are waiting and Twin Bridges Marina is right around the corner.

Reach Nick at [email protected] or (706) 816-0841.

Higher Ground 55+ Community

This Week's Featured Community: Higher Ground Lake Country

There's no better way to size up a new community than pulling up a chair with the people who'll be living in it. This Wednesday, June 17, you can do exactly that at Higher Ground, The Fellowship Family's active adult community taking shape at 10 Meriwether Place in Milledgeville.

LO Mahj (Lake Oconee Mahjong) is hosting a beginner mah-jongg class at the Higher Ground Bistro from 10 AM to 12:30 PM, led by instructor Cindy Lockhart. Never touched a tile? This one's built for you: the class covers the mah-jongg card, tile identification, basic game play, and beginner strategy, with guided practice rounds. Already play? Grab your friends and come for open play. Spaces are limited and registration is required, so reserve your spot with Cindy at (770) 761-8961 or [email protected].

And while you're there, take a look around. Higher Ground's spacious villas: golf cart friendly, garage parking, with utilities, landscaping, and maintenance included, are coming soon, starting at $3,200–$3,800. To reserve that spot, call (478) 216-4404 or visit thefellowshipfamily.com.

One morning, two good reasons to claim your seat.

Murals & More: A Self-Guided Walking Tour of Downtown Milledgeville

This is the last week I'm running this one in the newsletter, so consider it your final nudge. 🎨

Downtown Milledgeville has some seriously good walls, and the self-guided Murals & More walking tour on the blog hits all of them, eight stops, about a mile, and zero excuses not to go.

You'll start at the Flannery O'Connor peacock wings, grab a drink at Bollywood Tacos, walk through what used to be a Civil War armory, take in the stunning Old Governor's Mansion, spot Lake Sinclair hiding in the Morning Grind mural, and land at Greene's with a well-earned plate of something delicious. History, street art, coffee, and good food, all in one morning, the perfect ready-made plan for a lake weekend with guests in town.

And here's what I'd love before this one rides off into the sunset: if you've done the tour on your own, hit reply and tell me about it. Favorite stop, best photo, what you ate at Greene's, I read every response, and I'd love to share a few.

Welcome Daphne 💜

Friends, this week's Making Waves is arriving a little later than usual and for the happiest reason I could possibly give you.

On Monday afternoon, my daughter Madi welcomed a beautiful baby girl, Daphne Louise, into the world. I've been in Augusta ever since, on big-brother duty with her four-year-old while Madi and the baby settle in, and our days and nights have been wonderfully full of our newest family member.

Many of you will remember Madi from these newsletters, she served as editor-in-chief of our Local's Guide Books and has been by my side since the very beginning of Lake Sinclair Life. So this isn't just family news; it's Lake Sinclair Life family news. We couldn't be more grateful, or more in love.

Thank you for your patience this week. Holly
