Good morning!
Summer is officially in full swing on Lake Sinclair, the weather is beautiful, and this week's edition has something for everyone. We're featuring a brand-new lakefront home that just might be the most impressive new construction on the water right now, a local bookstore stocking exactly what you need for your next afternoon on the dock, and a two-day music weekend in downtown Greensboro that is absolutely worth getting off the lake for.
Also on the calendar next week, if you've been curious about Higher Ground Lake Country, they're hosting a relaxed, no-pressure Friends & Family Social at The Bistro at Meriwether on Thursday, June 11th from 3:00 to 5:00 PM. Free to attend, but space is limited so call (478) 216-4404 to RSVP. Let's dive in!

141 Grimes Road is brought to you by Nick Montgomery // Keller Williams
Brand-new construction on Lake Sinclair, and this one is a showstopper. Built in 2026, 141 Grimes Road sits on a protected cove with open views of the main lake, giving you the best of both worlds: calm water right at your dock and big lake scenery as far as you can see.
Inside, the open floor plan feels bright and airy, with vaulted ceilings in the living room and a kitchen built for people who actually cook: gas cooktop, quartz countertops, vent hood, built-in microwave and oven. The main-level primary suite faces the lake, so those are your first views every morning. Downstairs, the fully finished basement adds a large living area, an additional ensuite bedroom, and a flex room that works as a guest space, office, or whatever your life calls for.
Outside is where it really shines. A massive covered porch with vaulted wood ceilings and composite decking flows down to an easy, level walk to the brand-new double boathouse and seawall. Four bedrooms, four full baths, 3,020 square feet, and just minutes from groceries and restaurants in Milledgeville.
Call Nick Montgomery at Keller Williams Lake Oconee to make it yours.
Lake Country Books & Gifts
Summer on the lake calls for two things: good water and a good book. If you're still searching for your perfect read of the season, Tammy and the crew at Lake Country Books & Gifts in Eatonton have you covered. This little indie gem is so much more than a bookstore, it's a gathering place where you can browse at your own pace, get a real recommendation from someone who has actually read the books, and leave with something that feels just right.
Right now the shelves are stocked with everything summer calls for, from light beach reads to the kind of page-turners you can't put down even when the boat is waiting. Spotted on a recent visit: It's Not Summer Without You by Jenny Han, which, honestly, says it all. Whether you're shopping for yourself, a weekend guest, or a kid who needs something to do between swims, Lake Country Books & Gifts is worth the stop.
Find them at 109 Harmony Crossing in Eatonton, or follow along on Facebook and Instagram to see what's new on the shelves.

A Full Weekend of Live Music in Downtown Greensboro | July 17 & 18
Greensboro is pulling out all the stops in July and it is absolutely worth the drive. Kick things off Friday, July 17th with Moonlight on Main featuring the Swingin' Medallions, a legendary beach music band that will have you dancing under the stars on North Main Street from 7:00 to 9:30 PM. It's the grand finale of Greensboro's summer concert series and the kind of night you'll be glad you didn't miss.
Then come back Saturday, July 18th for Downtown Music Weekend with traveling musician Blake Robert, who is on a mission to perform in all 50 states. Catch him on the courthouse lawn from 12:00 to 1:30 PM, spend the afternoon exploring downtown shops and restaurants, then close out the evening with dinner and live music at Yesterday Cafe starting at 6:00 PM.
