Good morning!
Well, Memorial Day weekend has come and gone, which means summer is officially in full swing around the lake. The boats are out, the docks are full, and the calendar is filling up fast, exactly how it's supposed to be this time of year.
This week's issue is a good one. Nick has a truly one-of-a-kind listing on Lake Sinclair that I couldn't stop scrolling through (nearly 700 feet of shoreline). I'm also sharing a few summer essentials… from getting the lawn handled so you can actually enjoy your weekends, to a fresh round of treatments at Southern Laser that are worth experiencing. There's a great mix of events to choose from, a save-the-date you'll want to circle, and a few seasonal nudges before things sell out or heat up too much to enjoy.
💛 Holly
If you've ever driven the back roads of Lake Sinclair daydreaming about the one, the lot that makes you stop the boat and stare, Nick Montgomery has it listed this week. 360 Cold Branch Road in Eatonton is genuinely unicorn territory: 3.6 acres, 650+ feet of shoreline, a brand-new seawall, and views that go on for days. Listed at $2,800,000.
This is one of those properties where the lot alone would be worth the conversation: massive, private, level to the water, with the dock positioned to the side so nothing interrupts the view. But then there's the house. Vaulted tongue-and-groove ceilings in the living room, a kitchen that any home cook would lose their mind over (Wolf range, Sub-Zero, custom vent hood, granite, a full butler's pantry with a second fridge and ice maker), and a master suite straight out of a lake-life Pinterest board, wood tray ceiling, shiplap walls, zero-entry tile shower, and custom built-ins throughout.
Three guest bedrooms, a flex space upstairs perfect for a home office or bunk setup, a covered porch overlooking the pool deck, a two-car garage plus golf cart bay, full-house generator, detached three-bay workshop, and a boat ramp tucked in for the jet skis and kayaks. It's a lot of house, but more than that, it's a lot of lot.
Take a scroll through the photos and you'll see what I mean. Then give Nick a call, if you're ready to upgrade the Lake Sinclair lifestyle, this is the one to tour. Reach out to Nick Montgomery, 706-816-0841.
C&M Lawncare
Summer at the lake is short and the last thing you want to spend it doing is pushing a mower around in the Georgia heat. That's where Chris Watson and his team at C&M Lawncare come in.
Chris has been at this for over 20 years, and the love for the work shows. C&M handles lawn maintenance, landscaping, mulching, and irrigation for both Lake Sinclair and Lake Oconee homeowners, everything from a regular weekly cut to a full landscape refresh. They take care of the yard so you can spend your weekends on the water, on the porch, or wherever you'd rather be.
If you've been meaning to get on a schedule before the season really takes off, give Chris a call and let his crew handle it. 📞 (478) 787-8816

Editor’s Pick
There's a lot happening over at Southern Laser Medical Spa this season, and if it's been a minute since you've stopped in, you'll want to take another look at the menu.
They've added the T-Shape 2, a non-invasive body contouring treatment that uses ultrasound, radiofrequency, and electro-stimulation to target stubborn areas and smooth the skin. Pair that with their new Red Light Bed, a full-body session that helps with skin tone, recovery, inflammation, and that all-over glow we're all chasing once shorts and swimsuits come out.
Their body scrubs and wraps are also new on the menu, and honestly, they're the kind of treatment that makes you wonder why you don't do this more often. Exfoliating, hydrating, and the perfect "I deserve this" appointment after a long week.
And rounding it all out, Southern Laser has welcomed a new massage therapist to the team, so booking that long-overdue massage just got a whole lot easier.
Southern Laser has been the area's go-to med spa since 1998, and they keep raising the bar. Give them a call to book, your summer self will thank you.
